Find links below to information about health hazards found in many Utah homes. Both buyer and seller needs to know about these hazards.
As a home buyer, evaluating your purchase is called "due diligence." Potential hazards and many other items not directly related to your health are outlined in the guide called the "Buyer's Due Diligence Checklist." If you have a good agent, he or she will review this guide with you prior to your purchase. I recommend that you request a copy if you are purchasing property without representation (for sale by owner).
Sellers are required, by law, to disclose everything known about the property to the prospective buyer. Your agent will ask you to complete a six page questionnaire. When selling a home, full disclosure is the right way to protect yourself from future litigation.
Most of us know about the health risk from lead-based paint, but I'm surprised of how few have heard of radon gas. The effects of radon gas are long-term. How would it would feel be mid-life, non-smoker and health conscious yet be diagnosed with lung cancer.
Also, if you are doing any type of home renovation, you must familiarize yourself with other dangers such as Lead Based Paint and Asbestos. You may be surprised where these dangers are lurking.
