What makes Delaware real estate worthwhile?
First to ratify the United States Constitution, Delaware ranks among the smallest states—only Rhode Island is smaller—when it comes to population, area, and average elevation. Located on the Delmarva Peninsula, most of Delaware lies within the Atlantic Coastal Plain, a flat expanse that seldom rises more than 18 meters (more than 60 feet) above sea level. The lowland is fringed with verdant wetlands along much of the eastern border, sinking in the state’s southern reaches into a 12,000-hectare (30,000-acre) swamp that is the northernmost cypress swamp in the country. A sliver of the Piedmont Plateau, a region of tumbling hills and fertile river valleys, stretches along the northern edge of the state. Tucked within its many oak and tulip tree forests is the state’s highest point, an unnamed spot along Ebright Road in New Castle that rises to 137 meters (448 feet).
A handful of antebellum plantations survive as historical exhibits, but the nearly 3,000 working farms of Delaware today grow sizable crops of soybeans and corn, and are a major U.S. producer of broiler chickens and poultry products. More important than agriculture to the economy of Delaware, however, are its healthy manufacturing base and favorable conditions for large corporations. Lenient incorporation rules and low tax rates have enticed many of the nation’s largest companies to incorporate in Delaware, even though they do virtually all of their business outside the state. Leading investment, insurance, and banking firms have likewise flocked to Delaware since its financial regulations were liberalized in the early 1980s).
Wilmington, the largest city and manufacturing center in Delaware, serves as the headquarters for one of the world’s leading chemical firms, the Du Pont Company. Chemical production reigns as the major industry, followed by food processing and automobile assembly. The white sands and ocean surf of resort getaways such as Rehoboth Beach and Dewey Beach are the main attractions of a nearly $800 million tourist industry. The impact of mining is minimal; in fact, Delaware extracts fewer minerals from its sandy soil than any other state in the Union).
