What makes Iowa real estate worthwhile?

Ice Age glaciers sheared off hilltops and filled valleys with rich sediment that endowed Iowa with some of the world’s most fertile farmland. The state’s most productive agricultural lands consist of deep, luxuriant layers of glacially deposited till and soil called drift that blankets central and northern Iowa in the Young Drift Plains region. Southern Iowa and the western fringe of the state are called the Dissected Till Plains region—so named for the streams that have dissected, or furrowed into these sloping plains over thousands of years to shape rounded hills and ridges. The Driftless Area, a thin slice of northeastern Iowa, reveals a more glacier-free history by its steep cliffs and lofty bluffs.

In the mid-1980s, Iowa farmers experienced hardship from depressed agricultural markets, high interest rates, and a sharp cut in federal farm subsidies. The state’s population dropped almost 5 percent during the decade, as many Iowans left failing farms and economically depressed towns behind for brighter prospects elsewhere.

In 1960 the U.S. census showed that, for the first time in state history, more Iowans lived in urban areas than in rural areas. By 1990 the population was more than 60 percent urban, with an ethnic mix of nearly 97 percent white, 1.7 percent African American, and smaller communities of Native Americans and people of Asian descent.
