What makes Kentucky real estate worthwhile?

In terms of both location and politics, Kentucky has long played the role of border state between the North United States and the South. Topographically, the state occupies another sort of middle ground, with its three main land regions tucked between two of the country’s most notable physical features: the Mississippi River to the west and the Appalachian Mountains to the east.

Kentuckians, led by their fiery congressman Henry Clay, were united in their efforts during the War of 1812, sending far more than their fair share of young men off to battle the British. But nearly half a century later, the Civil War found Kentucky deeply divided over the issue of slavery. Like other border states, Kentucky had close economic ties to both the North and the South, and possessed a slave population of about 225,000. Eventually the state’s efforts to remain neutral proved untenable. As a slave state that opted not to secede, Kentucky sent about 100,000 native sons—including more than 20,000 African Americans—to fight for the Union, and another 40,000 to join the Confederacy.

In more recent times, Kentucky has survived labor-related unrest such as the tobacco industry’s Black Patch War and battles over the unionization of mine workers to enter the 1990s in search of a reasonable balance between economic growth, individual prosperity, and quality of life.
