| Salt Lake is growing. You don't have to look far to see new construction everywhere.
Purchasing a newly constructed home has its advantages and disadvantages.
Let's start with some advantages. Everything is new. You won't live in someone else's dirt. All the appliances are new and should give many years of service. The roof will have decades of life. You may be able to choose your colors. Utah builders are required by law to include a twelve-month warranty on their home. The list goes on and on.
Now some disadvantages: Your home may not be completed on schedule. You may have to pay up for landscaping. Some problems, such as settling, often don't show up for a few years. New construction is often more expensive. Again, the list goes on.
Be aware, when you go to a model home, the first thing the builders' representative will want you to do is to sign-in. What they don't tell you is that by signing-in, you are establishing agency. This is fine if you want the builder's agent to represent you through your purchase. I recommend getting your own agent. It is free, and whose side is the builders' agent really on? I think you know. When it comes time to complete the punch-list, you will be glad you choose your own representation.
