Buy a home with an accessory apartment and have your tenant help pay your mortgage. It can be done, but you had better do your homework. Just because a home includes an apartment does not mean you can rent it legally. Everything might be fine until the neighbor complains and you get a nasty letter from city zoning.
A home with a Mother-in-law apartment means one thing. City zoning prohibits you to rent this apartment to anyone other than a close relative, like your mother-in-law.
Questions you need to ask about an accessory apartment before your buy or sell include the following: It is legal? Does it conform to city zoning? Is it non-conforming with a grandfather clause? Were permits filed to build the accessory apartment? Do I understand fair housing laws?
